Morphy Makofsky, Inc. provided structural and civil engineering services for this 20-story, 255-room hotel, meeting room space, and restaurant facility in downtown New Orleans. The building is situated on an “L” shaped site and construction was confined by existing structures on multiple sides with some as close as a few inches. The framing system for the building utilizes two-way post-tensioned concrete floors for all upper levels and a mildly reinforced two-way floor system at the 1st floor. Due to zoning restrictions on the overall building height, a maximum slab thickness of 6.5” was required for the elevated floors to allow for 20 stories to be built. Structural design of the building was performed using ETABS, a finite element analysis and design program. The 3D computer analysis was performed to design the main lateral force resisting system which consisted of slab-column moment frames in combination with reinforced concrete shear walls. The building’s foundation was also designed using the gravity and lateral loads generated from the computer analysis and consisted of 14” square pre-cast pre-stressed concrete piling that were grouped together at pile caps. Pile design capacity was 82 tons. Due to the tight site constraints steel and timber sheet piling was also installed to protect existing adjacent foundations during excavation work.
